Correctly doing Property Maintenance
To make sure that you are able to cover your butt, make sure you keep log books of all the maintenance that is performed. By having a log, you will be able to look back at the records to see when something was fixed or repaired so that if the complex firm wants a record, you can provide one to clear you good name. When your name is cleared, the firm will take full responsibility for fixing the issue and will usually feel really good about having such a good property manager around.A maintenance list will usually be provided to you when you get hte job, but in case it isn"t, make sure you talk to your management and create one so that you can make sure to keep your job security in case something goes wrong. No one likes to get blamed for things, so make sure you do the property maintenance that is required by keeping good track of it.  By doing this you will be able to better respond to issues that happen within the complex.
